CITY OF SOUTH BEND ECONOMIC DEVELOPMENT 06 October 2011 <br />South Bend, Indiana <br />Ignition Park Master Planning <br />BSA LifeStructures #15350002 Page 1 <br />IGNITION PARK <br />Phase I A — Scope of Work: <br />Intent of this work is to provide access from Lafayette Boulevard to the Data Realty Site and <br />provide utility support for the building. <br />SITE IMPROVEMENTS <br />A. Stull Street boulevard from Franklin Street to Circle Drive (Boulevard will be four lane width <br />utilizing half the boulevard for access in Phase IA). <br />B. Circle Drive from Stull Street to Cotter Street (Drive will be constructed to full width). <br />C. Cotter Street to Circle Drive (Drive will match existing Cotter Street width). <br />D. South Drive from Circle Drive to Data Realty West access point (drive will be full width). <br />E. Temporarily seed all disturbed lawn areas. <br />F. Sidewalks and street landscaping will not be included. <br />G. Perimeter landscaping will be provided around the Ignition Park 80 acres. <br />SITE UTILITIES <br />• Communication: 2" conduit from Sample Street south to Stull Street west along South <br />Circle Drive to Prairie Avenue with handholes at 300ft intervals. <br />• Electric: Ductbank from west side of Studebaker Station south along Lafayette Street to <br />Stull Street west to Data Realty site. <br />• Gas: Extend gas main to east property line of Data Realty from Prairie Avenue along <br />Cotter Street. <br />• Sanitary: Extend sanitary sewer from east Data Realty property line to Prairie Avenue <br />combined sewer (sewer is sized for full park (10" sewer). <br />• Storm: Storm water will drain to a temporary detention basin and BMP along east side of <br />Data Realty site. <br />• Water: Water main to be extended from Lafayette Boulevard main to Prairie Avenue <br />main (waterline is sized for full park (12" pipe) with appropriate F.H. <br />
