'Area Board of Zoning Appeals—October 5, 2011 <br /> MR. URBANSKI: I'll thank you very much sir and those questions will be answered by Mr. Danch. <br /> REMONSTRANCE <br /> There was no one present to speak in remonstrance of this petition. <br /> REBUTTAL: <br /> MR. DANCH: Just to answer a couple of those questions. The parking question, out of the ten parcels that <br /> we're showing there only one of those would have on street parking and that is that parcel E that is on South <br /> Street which there is plenty of parking along South Street. All the others would either have parking on their <br /> properties or in that accessory parking lot that we're doing. We did take a look at the other properties out <br /> there, we don't have the ability right now to purchase, I think, the two vacant lots that they are talking about. <br /> If we were able to purchase those,then yes I could go back through a subdivision process,pick those two <br /> lots up and we could re-plat them or re-subdivide them if that's possible. But right now those are under <br /> separate ownership and so we don't have the ability go and purchase those and as far as I know right now <br /> those are not for sale. And we did take a look at the size of the lots even the ones that are showing are <br /> vacant, as you were saying you can end, we looked at the houses that are out there right now which are <br /> basically two story homes and you can get possibly 1200 to 1800 square foot homes on those lots that we've <br /> created so I think that those are acceptable for that neighborhood area for what's being done. We tried to <br /> snatch those lots with what's out there right now and the existing homes. And if you have any questions for <br /> me, I'd be glad to answer them. <br /> MR. PHIPPS: So Parcel E doesn't have access rights to the common parking but all the others do? <br /> MR. DANCH: That's correct. Or the lot on the very corner that was large enough so that if they were going <br /> to put a home on there and thinking it's kind of that odd angled lot, there's enough room for them to put a <br /> house on there and also a garage and they would have been the farthest from the parking area so gave them <br /> room to be able to put a garage on that site. <br /> A motion to send the Special Exceptions to the Common Council with a Favorable Recommendation was <br /> made by Mr. Phipps and seconded by Mr. Young. The motion carried unanimously. <br /> A motion for approval of the variances was made by Mr. Phipps and seconded by Mr. Hawley. The motion <br /> carried unanimously. <br /> After hearing the evidence on the petition, the Area Board of Zoning Appeals find that you did satisfy <br /> the Standards as set forth in I.C. 36-7-4-918.5; therefore, the petition for Special Exceptions was sent <br /> to the Common Council with a Favorable Recommendation and the petition for variances granted. <br /> Based on the testimony presented,the Area Board of Zoning Appeals, after careful consideration, finds the <br /> Special Exceptions sent to the Common Council with a Favorable Recommendation and the petition for <br /> variances granted will issue written Finding of Facts. <br /> 22 <br />
