The former Transpo site is roughly 10 <br />acres in size and offers a unique opportunity for redevelopment in such close proximity to downtown. The <br />Howard Park Neighborhood Master Plan (or East Bank Village — Phase I1) that was created with feedback <br />from community stakeholders, including East Bank Village businesses and residents, proposes new single and <br />multi - family development on the Transpo site. <br />Of the 10 acre Transpo site, 5.5 acres lie within the SBCDA while 4.33 acres lie outside of the SBCDA. <br />Additionally, there are a few industrial uses adjacent to the Transpo site that are not compatible with the <br />residential development planned for the site. Addition of the 4.33 acre Transpo site as well as a few adjacent <br />parcels to the SBCDA will facilitate infrastructure improvements and pave way for new residential <br />development which will have a positive impact on the entire city. The proposed residential development in the <br />area will help create additional construction jobs in the community which will support the city's economic <br />development efforts. <br />Staff would like Commission approval to proceed with the expansion of the area as outlined in the attachment. <br />A declaratory resolution to formally begin the expansion process as well as to add the Transpo site to the <br />acquisition list will be presented to the Commissioners at an upcoming meeting. <br />Memo to Commission 9 -22 -1 Ldoc What We Do Today Makes A Difference 1 <br />
