The easement preserved and retained herein and its associated benefits and obligations shall constitute covenants running with the real estate, and shall be binding upon the Commission as well as any purchaser from the Commission, and shall be an obligation of every person or entity now or hereafter in perpetuity having any fee, leasehold, or other interest in all or any part of the dominant real estate.
