A. East Ireland Road Sub -Area <br />The East Ireland Road Sub -Area consists of XXXX acres and is general <br />described as the commercial area east of York Road and principally <br />located around the intersection of Ireland Road and Ironwood Drive. This <br />area is mostly developed with a variety of commercial uses except for the <br />northeast corner of the intersection of Ireland and Ironwood which was <br />recently cleared for new development. The development challenges in <br />this sub -area include rolling topography, the Bypass's physical location as <br />a growth boundary, and the near total build -out of the land leaving very <br />little vacant land. The main opportunities for this sub -area are that it is <br />fi located near strong residential areas to the west and east, is a strong and <br />established commercial nodal area, is the eastern anchor for the Erskine <br />Hills Shopping District, is located at a major traffic intersection (Ireland <br />and Ironwood) and has an interchange with the Bypass. <br />Sub -Area Goals: <br />• Install signage east and west of the bypass interchange on the <br />bypass to advertise Erskine Hills and commercial node located at <br />intersection of Ireland and Ironwood <br />• Stabilize retail market area along Ireland <br />• Improve Ireland west of Ironwood to provide center turn lane <br />• . Upgrade Ireland east of Ironwood east of Irish Hills entrance <br />• Install district and city gateway and attraction signage along Ireland <br />and Ironwood <br />• Upgrade or develop pedestrian circulation and pathway systems to <br />connect residential and commercial areas <br />• Facilitate redevelopment and land assemblage of parcels to create <br />new development opportunities <br />B. Erskine Hills Sub -Area <br />This sub -area consists of XXXX acres and is general described as the <br />commercial area west of York Road west to Fellows Street and is <br />principally located around the intersection of Ireland Road and Miami <br />Street. This sub -area is the center of the new Erskine Hills Shopping <br />4 District which extends from Ironwood on the east to Michigan on the east. <br />i <br />25 <br />
