South Bend Central Development Area <br />(2) Commission approval requested for Bid <br />Specifications and Design Considerations <br />for property in the South Bend Central <br />Development Area. (Main & Jefferson <br />project site) <br />Mr. Mathia advised that approved Bid <br />Specifications must be included in the Bid <br />Packet for disposition of the Main & <br />Jefferson Project Site (Lot No. 260A). Bid <br />Specifications & Design Considerations are <br />highlighted as follows: <br />► All offers must meet the minimum price <br />of $263,000. <br />► The site purchase must include all 0.84 <br />acres (36,464 sq ft) being bid. <br />► The required use for the property is <br />commercial (office and/or retail <br />development). Said development must <br />make full use of the site. At a minimum, <br />a 60,000 sq ft building with a minimum <br />height of four stories shall be <br />constructed. The building will be <br />required to abut the public sidewalk <br />along both Main Street and Jefferson <br />Blvd. <br />Service facilities including dumpsters <br />and utility boxes must be adequately <br />screened. <br />All proposed designs must include <br />provision for an 18 foot wide east -west <br />access easement located on the south <br />side of the site that will extend from <br />Main Street to the north -south alley. <br />► Any portion of the site not used for <br />buildings, streets, parking, <br />loading/staging areas or driveways shall <br />IL be planted and maintained as a <br />13 <br />
