South Bend Central Development Area <br />(7) continued.... <br />Mr. Makielski said that timing for opening <br />the store is critical. Mr. Makielski needs to <br />be out of the Mishawaka store by June 30, <br />and needs temporary quarters to house its <br />framing operations. Mr. Makielski needs to <br />be open by August 15 to serve the Notre <br />Dame students when they come back to <br />school and if it doesn't make that deadline, <br />students will take their business elsewhere <br />and the business may be lost permanently. <br />Makielski's original proposal was for the <br />City to finish the space to a "vanilla box" <br />and give it an allowance for tenant finishes. <br />However, it would take two or three weeks <br />for the City to get its work done which <br />would delay Makielski getting access to the <br />space to such a late date they could not meet <br />their schedule. Makielski would like access <br />to the space to begin portions of its work at <br />the same time the City is having its work <br />done and would like a letter of intent from <br />the City before it spends money on the <br />space. Mr. Makielski expects tenant finishes <br />to run approximately $40 /sft. <br />Ms. Greene advised and Mr. Hunt noted that <br />the Commission cannot commit to work <br />costing more than $75,000 without putting <br />the work out to bid. That bid process takes <br />approximately 30 days. <br />Mr. Sassano, who was the architect for the <br />Palais renovation and is the architect for <br />18 <br />
