South Bend Redevelopment Commission
Regular Meeting — May 20, 2005
6. NEW BUSINESS
A. Tax Abatements
(1) Commission approval requested for
Resolution No. 2164 approving an
application for real property tax deduction
for property located at 1227 W. Colfax
Avenue, 1008 W. Jefferson Blvd., and 1015
W. Jefferson Blvd. in the West
Washington- Chapin Development Area.
(South Bend Heritage Foundation)
Mr. Schaffer reported that the petitioner,
South Bend Heritage Foundation, will sell
the respective lots to Habitat for Humanity of
St. Joseph County. Habitat will construct
three new single - family homes on the lots
that will be sold to families who will be first
time homeowners. The homes will range in
size from 1,000 to 1,200 square feet and will
have three bedrooms and one bath each atop
a crawlspace and have a one car attached
garage. The average cost for each new home
is estimated to be $78,500 making the total
project cost approximately $235,500. These
homes will complete the new center city
subdivision of twenty (20) single - family
homes.
A review of the tax abatements previously
granted finds that the petitioner has been
associated with or granted several previous
abatements. The petitioner is in compliance
with the reporting requirements for the
previous abatements. The building
commissioner has reviewed the petition and
finds the properties to be properly zoned for
the proposed use. A review of the South
Bend Redevelopment designation areas finds
that the properties are located in the West
Washington- Chapin Development Area,
C 5
