Bid Specifications & Design Considerations <br />Sale of Redevelopment Owned Property <br />628 Rush Street <br />South Bend Central Development Area <br />All of the provisions of I.C. 36- 7 -14 -22 will apply to the bidding process. <br />2. All offers must meet the minimum price listed on the Offering Sheet (page 8). <br />3. Proposals for redevelopment may include Residential projects that are permitted <br />within the "SF1" and "SF2" Residential District zoning designation. All proposals <br />must conform to the existing zoning provisions set forth for the "SF1" and "SF2" <br />Residential District as outlined in the South Bend Zoning Ordinance Title 21 of <br />the City of South Bend Municipal Code. <br />4. Proposals for the reuse of the property must include a basic reuse plan for the <br />site and a project timeline detailing aspects of the site redevelopment and site <br />improvements. During the review process, emphasis will be placed on <br />compatibility with the goals and objectives of the Monroe Park Neighborhood as <br />well as the Development Plan for the South Bend Central Development Area. <br />In general, it is expected that the number of units currently on the property will <br />not change. However, a preference for single - family structures does exist and <br />will be encouraged. <br />5. Any exterior modifications to the structure should be in keeping with the style <br />and integrity of the Monroe Park Neighborhood. <br />6. This property may currently be occupied by a tenant with an existing month -to- <br />month lease. Proposals will need to take this into consideration and provide at <br />least thirty (30) days notice to any occupants should they be required to vacate <br />the property. <br />7. Bidders are prohibited from the use of the property for speculation or land- <br />holding purposes. <br />8. All other provisions of the South Bend Central Development Area Development <br />Plan must be met. <br />10 <br />
