Following development of the construction documents in 2006 the street level <br />entry/exit lanes were moved from the west drive to Bartlett Street. The entrance to the parking <br />structure is no longer on this elevation. The floors and spandrels on this elevation are flat; and <br />the southwest stair tower is currently exposed on this elevation. With the recent addition of the <br />elevator tower, the stair has limited exposure on the west elevation. <br />❑ South Elevation -The floors and spandrels on this elevation are flat; and the southwest stair tower <br />is exposed on this elevation. Fagade improvements on this elevation are not anticipated. <br />❑ East Elevation - The parking structure is directly adjacent to the Medical Office Building. A small <br />portion of the east fagade (northeast corner) is exposed at Bartlett Street, and this section will be <br />included in the fagade upgrades. The remaining portions of the east elevation are not exposed. <br />Carl Walker completed a 2005 feasibility study to review fagade improvements. Based on this study, <br />Carl Walker prepared construction documents to implement fagade improvements as represented in <br />the attached elevations (Exhibit A). The construction documents were prepared with the <br />understanding that all work would be bid and construction completed by the construction manager <br />that was working at the hospital during this period. The fagade improvements have not been <br />completed. <br />The City of South Bend (City) plans to utilize Medical TIF funds to complete the fagade improvement <br />project. The City will contract for design and construction services as required to complete this work. <br />The Hospital will be providing a temporary easement to the City to allow construction to proceed. <br />Based on our understanding of the project requirements, we have identified several key project goals <br />as follows: <br />o Fagade Improvements - Brick will be added to the existing north and west elevation spandrels <br />and columns as represented in the attached elevations (Exhibit A). Full brick will be utilized at <br />the spandrels and some columns, accent will be provided with a capstone and bottom <br />horizontal pieces. The improvements will be limited to the north and west elevations, and will not <br />include the southwest stair or the south elevation. <br />o Structural Modifications - The spandrel panels are conventionally reinforced concrete. Based on <br />our initial study, the load bearing spandrels can handle the added weight of the 4 inch brick. <br />0 o Foundations - Additional foundations are not anticipated; and existing foundation <br />reinforcement is not anticipated. <br />-2 <br />
