THE PROPOSED USE WILL NOT INJURE OR ADVERSELY AFFECT THE USE OF THE ADJACENT <br />AREA OR PROPERTY VALUES THEREIN BECAUSE: <br />The variance or use shall improve the appearance of the neighborhood and will not devalue the surrounding <br />properties. <br />3.
