May 4, 2011 <br />Common Council of the City of South Bend, IN <br />County —City Building <br />South Bend, Indiana 46601 <br />RE: Rezoning of Lot 1, Voorde Park Minor Subdivision <br />TO WHOM IT MAY CONCERN: <br />Please consider this request to rezone Lot 1, Voorde Park Minor Subdivision <br />from "SF -2" Single and Two Family District to "Ll" Light Industrial District. The <br />City of South Bend has determined that this parcel is surplus land and anticipates <br />selling the rezoned property to the existing business immediately West to be used <br />for truck parking and loading at their facility. The current uses in the area are <br />Industrial North and West of the subject property, residential to the South and <br />Voorde Park on the East. The planned parking /loading area is on the Northerly <br />portion of the property, away from the residential properties to the South. This <br />request for rezoning will allow for the expansion of an existing business. <br />Approval will not be injurious to the public health, safety, morals and general <br />welfare of the community. The use and value of the area adjacent to the <br />property included in the request to rezone will not be affected in a substantially <br />adverse manner. The strict application of the terms of the zoning ordinance will <br />result in practical difficulties in the use of the property and hinder expansion of <br />the adjacent business. <br />Sincerely, <br />Edward M.
