New Downtown Parking Facility at Jefferson/St. Joseph Page 2 of 2 the office building portion was that in essence it had become a single tenant development and did not permit the flexibility required for future growth that can be provided by a multi-tenant site. Hill said "we are committed to working with the City to stay in the downtown area and we have been in discussions with the City about alternate sites that may meet our needs." Hill was very appreciative of the City's efforts to develop a joint project at the St. Joseph Street and Jefferson Blvd. site. Although the present configuration for this project didn't work, the City is moving forward with plans for the new parking garage and hopes that other public/private partnerships can be developed for the project. "We are seeing increased demand for parking spaces as a result of the South Bend Community School Corporation's $6+ million investment in new administrative Headquarters on St. Joseph Street, as well as new tenants at the Leighton Plaza, and One Michiana Square. More than 300 new parking spaces are needed," reported Don Inks, Director of Economic Development. The City will immediately move forward with a new, revised Request for Proposal and expects that the design review and bid process will be completed this fall and winter. Work on the new garage is projected during next year's construction season. At a minimum, the new garage will include approximately 400 spaces and 10-12,000 square feet of retail space.
