Area Board of Zoning Appeals <br />February 7, 2011 <br />Page 2 <br />The proposed use will not injure or adversely affect the use of the adjacent area or property <br />values therein because the special use exception will make the area more inviting to the general <br />public. <br />The proposed use will be consistent with the character of the district in which it is located and <br />the land uses authorized therein. The use in this particular quadrant of the City has historically <br />been light industrial, retail and office space. This special use exception will not negatively <br />impact this area. The special use exception will further enhance this area. <br />The proposed use is compatible with the recommendations of the City of South Bend <br />Comprehensive Plan. The area is in the downtown district. The special use exception will bring <br />more foot traffic to the downtown area. The anticipation would be that more traffic would <br />generate more revenue for the local business in the downtown district as well as more <br />attendees for the Coveleski Stadium. This special use exception is intended to engage a larger <br />population of people in the downtown area. The thought would be that this would be an <br />attraction that may draw people who would otherwise not come to the downtown area. <br />Respectfully Submitted, <br />David M.
