(D) Building massing must generally take a rectangular to square form. <br /> Angular or curved building massing is prohibited. <br /> (E) Building heights must not be less than one (1) large story (or fifteen feet <br /> [15']) and must not exceed two-and-a-half(2 %2) stories (or thirty-five feet <br /> [35']). <br /> (F) Front doors and windows to major rooms should face the primary street. <br /> Walkways leading to the front door, separate from the driveway, are <br /> encouraged. <br /> (G) Front porches are required and must have a minimum depth of eight feet <br /> (S) and cover a minimum of fifty percent (50%) of the primary street <br /> elevation. Encroachment of these features into front yard setbacks shall be <br /> addressed on a case by case basis and might require a variance to local <br /> codes. <br /> (2) Single Family Residential Building Shapes <br /> (A) Rooflines and overhanging eaves should relate to the existing character of the <br /> Northeast Neighborhood. <br /> (B) Hipped and gabled roofs are acceptable roof types.
