South Bend Redevelopment Commission <br /> Regular Meeting—February 22, 2010 <br /> 6. NEW BUSINESS (CONT.) <br /> F. Airport Economic Development Area <br /> (3) Final Reimbursement for 807 W. Indiana <br /> Ave. <br /> Mr. Relos provided a history of the efforts to <br /> get the Hell's Angels club relocated from 807 <br /> W. Indiana Ave. In August, 2010, the <br /> Commission approved the club's acquisition <br /> and relocation for the southern expansion of <br /> Ignition Park. <br /> In September, the Board of Zoning Appeals <br /> required an 800 square foot cement parking <br /> pad and arborvitae screening along the alley <br /> next to 2902 Western, the address where the <br /> Hell's Angels is relocating. While getting <br /> ready to move in October, the Club was told <br /> their new building was a"change in use", <br /> and major improvements to the building were <br /> needed. In November, the Commission <br /> approved a contract with ADG to draw up <br /> plans and specifications, prepare and file <br /> necessary paperwork, and bid and oversee <br /> the required work. <br /> Digging deeper, ADG discovered a change in <br /> use was not triggered, and the building would <br /> not need to be brought up to modern <br /> standards. ADG has since filed and received <br /> approval on the necessary paperwork, drawn <br /> up specs for Building and Fire Department <br /> required work, and has bid this required <br /> work. <br /> Henry CAP Construction came in as the low <br /> bidder, with a price of$56,290. Under our <br /> relocation policy, the cost is eligible as <br /> payment to the Club. <br /> 14 <br />
