South Bend Redevelopment Commission
Regular Meeting—February 22, 2010
6. NEW BUSINESS (CONT.)
F. Airport Economic Development Area
(3) Final Reimbursement for 807 W. Indiana
Ave.
Mr. Relos provided a history of the efforts to
get the Hell's Angels club relocated from 807
W. Indiana Ave. In August, 2010, the
Commission approved the club's acquisition
and relocation for the southern expansion of
Ignition Park.
In September, the Board of Zoning Appeals
required an 800 square foot cement parking
pad and arborvitae screening along the alley
next to 2902 Western, the address where the
Hell's Angels is relocating. While getting
ready to move in October, the Club was told
their new building was a"change in use",
and major improvements to the building were
needed. In November, the Commission
approved a contract with ADG to draw up
plans and specifications, prepare and file
necessary paperwork, and bid and oversee
the required work.
Digging deeper, ADG discovered a change in
use was not triggered, and the building would
not need to be brought up to modern
standards. ADG has since filed and received
approval on the necessary paperwork, drawn
up specs for Building and Fire Department
required work, and has bid this required
work.
Henry CAP Construction came in as the low
bidder, with a price of$56,290. Under our
relocation policy, the cost is eligible as
payment to the Club.
14
