THIS IS AN AGREEMENT effective as of June 1 2018 ("Effective Date") between <br />Board of Public Works, City of South Bend, Indiana ("Owner") and <br />Gregory A. Kil & Associates, Inc. (d/b/a) Kil Architecture/Planning ("Engineer"). <br />Owner's Project, of which Engineer's services under this Agreement are a part, is generally identified as follows: <br />South Bend Waste Water Treatment Plant <br />Engineer's services under this Agreement are generally identified as follows: <br />I. BASIC SCOPE OF SERVICES (DESIGN PHASE I): <br />A. DOCUMENTATION PHASE: <br />Owner has some existing floor plan documentation that will serve as a basis for developing existing conditions plans. The <br />Architect will visit site and take photos. Architect to provide field verification of plan documentation to develop existing <br />conditions AutoCAD floor plans Architect to develop CAD plans and elevations from drawings provided by Owner and field <br />measurements. The Architect will photograph the building in the areas to be modified and remodeled. <br />B. PROGRAM SCOPE: <br />1. Owner has concerns about water damage infiltrating the existing envelope. <br />2. Identify and recommend remodeling to address exterior envelope upgrades to prevent water infiltration: <br />a. Repair Masonry: tuck -point, as required <br />b. Repair/replace deteriorated steel lintels, parapet damage, wall cracks, etc. <br />c. Modify grade and provide storm system at west side to direct water away from entry and exterior walls <br />d. Verify leaks at roof above suspended ceiling, repair roof deck and provide new membrane roof, if <br />necessary (TPO white membrane, 20 yr. warranty). <br />e. Replace damaged carpet <br />f. Repaint walls <br />g. Replace damaged ceiling tiles <br />h. Replace/modify windows, update weather-stripping, provide sealant <br />i. Replace window blinds damaged by water infiltration. <br />j. Establish budget construction cost based on schematic design remodeling and upgrades scope <br />identified <br />C. SCHEMATIC DESIGN: Once scope items LA has been completed and items 1.13 have been confirmed, develop schematic <br />design alternatives for the remodeling will be developed for review with the Owner. At least 2 schemes will be presented <br />to the Owner at the first meeting. Upon review of an initial set of preliminary drawings with Owner, subsequent revisions <br />to the selected scheme will be developed. One revision to the chosen initial schematic option is included in this preliminary <br />study. Upon schematic design approval by the Owner, the Architect will develop an updated in-house estimate for <br />Construction Cost. <br />II. PHASE II CONSTRUCTION DOCUMENTS: <br />A. Once Owner approval of the Schematic Preliminary Design is gained and a directive has been issued to proceed with <br />detailed Design Development, Construction Documents and Specifications (Phase 11) for the selected design solution, a <br />full service contract based upon a fixed fee, percentage of the construction cost or extending this contract at an hourly <br />rate, will be negotiated. This full service contract would include detailed architectural consultation along with structural, <br />mechanical and electrical engineering consultation for a submittal to the local building department. The level of detail <br />required for a set of permit, bidding and construction documents will be determined prior to initiating this final design <br />phase. <br />III.
