The Morris' windows and door are original and are deteriorating quickly. The glass, in the large <br />windows facing Michigan Street, are single pane and are the opposite of being energy efficient. The <br />wooden doors are 88 years old and are clearly weather worn and slowly rotting. The restrooms in the <br />lower level desperately need to be renovated especially to be able to handle the increased use by large <br />crowds attending our events. The scope of maintenance work required concerning the exterior north wall <br />includes tuck pointing 25% of the wall, cutting out and replacing over 400 spalled brick, chemically <br />cleaning the surface, and applying a masonry primer and waterproofing coating. And finally, the current <br />orchestra pit cover is a "Goldberg" design and while safe, is not what may be found at other prestigious <br />theatres similar to the Morris. Out pit cover is truly antiquated and cumbersome and we do not have an <br />orchestra lift! <br />The Morris Entertainment Board provided the funds to hire James Childs Architects to investigate the <br />aforementioned items and prepare the necessary documents to obtain cost estimates covering the various <br />projects. They have completed their assignment and I have attached to this memorandum their summary <br />of the necessary scope of work and cost estimates totaling $965,512. It is that sum that we are requesting <br />the Redevelopment Commission to approve and provide in order to complete the renovation/restoration <br />work at the Morris Performing Art Center. <br />Item #2 As you may know, we struggled this past summer to maintain the Jon R Hunt Plaza/Park <br />We had a major flood in the control pit for the fountain area and as it stands now, the fountain will not <br />function next summer unless the two fountain pumps are replaced at an estimated cost of $21,000. It is <br />my recommendation that before we make any further repairs to the Jon R Hunt Plaza/Park that we step <br />back and review and examine what we have and develop a maintenance and master plan for the Hunt <br />Plaza/Park. Towards that goal, I have contacted Ken Herceg & Associates to submit a PROPOSAL in <br />that regard. Please see attached. I hereby request funding from the Redevelopment Commission in the <br />amount of $36,800 to meet the terms and conditions as found on page 3 of the proposal submitted by <br />Ken Ilerceg & Associates. <br />In conclusion, please note that the work in Items #1 & #2 are very time sensitive as the Morris <br />can best accommodate the work necessary during the months of June, July and August while the Hunt <br />Plaza/Park examination and approved work must be completed by May 8, 2011. <br />Respectfully submitted. <br />
