STAFF REPORT January 13, 1997 <br />Initiated bY_the Area Plan Commission 1750-96 <br />Location: northwest corner <br />of Ironwood Road and S.R. 23 <br />City of South Bend <br />REQUESTED ACTION: This is an Area Plan Commission initiated <br />petition to rezone from "A" Residential, "A" <br />Height and Area to "C" Commercial and "B" <br />Residential, "A" Height and Area, and "O" <br />Office to appropriately zone properties <br />annexed into the City of South Bend. <br />EXISTING LAND USE: The property contains commercial buildings, <br />apartments, and an office. <br />SURROUNDING LAND_USE.AND._ZONING: Located to the north are single family homes <br />and condominiums zoned "R" Reeidentialt to the <br />east are an office and commercial buildings <br />zoned "B" Business and "C" Commercial; to the <br />south are commercial buildings zoned "C" <br />Commercial, "A" Height and Area; and to the <br />west is a commercial building zoned "C" <br />Commercial and single family homes zoned "R" <br />Residential. <br />ACCESS: Access to the site is from State Road 23 and <br />Ironwood drive. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: <br />SITE DATA: The total site to be rezoned is approximately <br />25 acres. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br />public wells, wetlands, or flood hazard areas <br />are present. However, MACOG maps show this <br />area as the location of the Ritschard Brothers <br />dumpsite. <br />SITE PLAN: A site plan is not required for rezonings <br />initiated by the Area Plan Commission. <br />AGENCY COMMENTS: <br />
