South Bend Redevelopment Commission
Regular Meeting –June 4, 2010

6. NEW BUSINESS (CONT.)

A. South Bend Central Development Area

(1) continued…

to be done to accommodate the use; and they
will suggest compatible uses. Staff requests
a not-to-exceed fee of $50,000.

Ms. Jones asked what the time frame would
be. Mr. Relos responded that there is no set
time frame. Staff expects a decision to be
made about reuse in the next year.

Mr. Inks noted that there was $175,000 set
aside in the budget for matching funds for an
EDA grant that was going to look at the reuse
of the facility. That item seems to be off the
table. Those funds will be used for this
contract.

Ms. King asked if ADG will be preparing a
report. Mr. Relos said ADG’s services will
be used on an as-needed basis. When a
potential user comes forward, ADG will do a
study to see what adaptations would need to
be made to accommodate them. We would
get a report on the accommodations that
would need to be made for that user.

Mr. Gibney noted that the building is very
unique. Two-thirds of it is underground;
one-third is above ground. As staff has
talked with groups interested in the facility,
they are most interested in the above ground
portion. We think the lower level can also be
attractive for a variety of tenants. However,
we don’t know structurally what we can do
underground. We have suggested large
pyramid shaped skylights, but we don’t know
if the structure would support those. We
4
