South Bend Redevelopment Commission
Regular Meeting –December 17, 2010

6. NEW BUSINESS (CONT.)

D. South Side Development Area

(1) continued…

CRN.2802
Upon a motion by Mr. Downes, seconded by
OMMISSION APPROVED ESOLUTION O
APPROVING AND AUTHORIZING THE EXECUTION
Mr. Varner and unanimously carried, the
AMA
OF AN DDENDUM TO THE ASTER GENCY
Commission approved Resolution No. 2802
A(4215S.MS.,D
GREEMENT AIN T EMOLITION
approving and authorizing the execution of
PP)
LANNING ROJECT
an Addendum to the Master Agency
Agreement (4215 S. Main St., Demolition
Planning Project)

(2) Proposal for professional services related
to property acquisition assistance (748
Hawbaker Street).

Mr. Relos noted that the initial plan
regarding the retention ponds near Ireland
and Miami was to reconfigure them. During
that time we intended to acquire 748
Hawbaker to help with the reroute of pipe
work along High Street. The owner was
uncooperative in providing documentation so
we could get clean title to the property.
Negotiations fell apart. Chris Davey of
Grubb & Ellis offered to acquire the property
and then do a land swap with the city for a
more developable property. Mr. Davey put
up a $2,000 non-refundable deposit on the
748 Hawbaker property. When the city
decided to simply clean up the existing
ponds, it did not need to acquire the property
on Hawbaker and Mr. Davey was left
holding this unneeded property. Staff
recommends reimbursing Mr. Davey for his
out-of-pocket costs.

Ms. King said she noticed that at the Miami
Street retention pond they have taken down
all the fencing and all the trees.
