(410 South Main Street, Main & <br />Western parcel) <br /> <br /> <br />(2) Bid Specifications and Design <br />Considerations for 410 South Main Street <br /> <br />Mr. Schalliol noted that the Bid <br />Specifications stipulate that all offers must <br />meet the minimum price of $80,825.00. The <br />purchase must include the entire +.78 acre <br />parcel. The property is being offered in an <br />“As Is” condition. A complete <br />environmental history report is available for <br />the parcel, including a “No Further Action <br />Determination” letter from IDEM <br />Commercial-retail, commercial-office or <br />mixed use projects that are permitted within <br />the “CBD” Central Business District zoning <br />designation. Strong emphasis will be placed <br />during the review process on compatibility <br />with the goals and objectives of Downtown <br />South Bend and the Coveleski Park planning <br />area.
