Indiana Ave. <br />Date: November 19, 2010 <br />This is the staff report for additional expenses related to the relocation of the private club <br />located at 807 W. Indiana Avenue. On August 06, 2010, the Commission approved <br />Resolution No. 2741 and an Administrative Settlement to acquire this property. As it was <br />understood at the time, this settlement was adequate for the relocation of the club, which is <br />being acquired and relocated for the southern expansion of Ignition Park. <br />While going through the process of getting a special exception needed to relocate, the club <br />was required by the City to install an 800 square foot hard surface off street parking area, in <br />addition to planting arborvitae as a buffer along the alley. On October 01, the Commission <br />approved a $3,500 payment to cover these expenses. <br />It has now come to light that because the club's move into this building triggers a "change in <br />use ", it must be brought up to City standards. What is needed to allow the club to move <br />forward with their relocation, according to the Building Department, is to have an architect <br />do a floor plan, to scale, that can be submitted down state for approval. This floor plan <br />needs to show the current building layout with any City required changes. Upon approval <br />by the state, building permits can be issued, the work completed, and an occupancy permit <br />granted. This then would allow the club to relocate. <br />Under our relocation policy, this cost would have been included in the amount paid. This <br />club's membership is small, and they have already agreed to move themselves. <br />Additionally, because of this delay, they will now have to heat and pay utilities on two <br />buildings this winter. <br />Architectural Design Group (ADG), working in conjunction with the Building Department, <br />has submitted a proposal to draw up plans that will meet City specifications, and submit <br />them for approval. Cost for these services by ADG is $11,500. It is anticipated the actual <br />cost will be lower because construction oversight should not be required. <br />What We Do Today Makes A Difference! <br />
