Bid Specifications & Design Considerations <br />Sale of Redevelopment Owned Property <br />Main & Western Disposition Parcel <br />410 South Main Street <br />South Bend Central Development Area <br />All of the provisions of I.C. 36- 7 -14 -22 will apply to the bidding process. <br />2. All offers must meet the minimum price of $80,825.00. <br />3. The site purchase must include the entire ±78 Acre parcel being bid. <br />4. The property is being offered in an "As Is" condition. A complete <br />environmental history report is available for the parcel, including a "No <br />Further Action Determination" letter from IDEM dated March 10, 2010, and <br />will be included with the disposition documentation. <br />5. Commercial - retail, commercial -office or mixed use projects that are permitted <br />within the "CBD" Central Business District zoning designation. Strong <br />emphasis will be placed during the review process on compatibility with the <br />goals and objectives of Downtown South Bend and the Coveleski Park <br />planning area. <br />6. All proposals for the reuse of the disposition parcel must include a basic <br />reuse plan for the site and a project timeline detailing aspects of the site <br />redevelopment and site improvements. All proposals for the disposition <br />parcel must conform to the existing zoning provisions set forth for "CBD" <br />Central Business District as described in the South Bend Zoning Ordinance <br />Title 21 of the City of South Bend Municipal Code. <br />7. Bidders are required to present their proposals at the December 3, 2010, <br />Regular Meeting of the Redevelopment Commission. <br />8. All other provisions of the South Bend Central Development Area <br />Development Plan must be met. <br />10 <br />
