Current conditions and character: <br />The site is currently an unoccupied ot~ice building. The character of the area is a <br />mixture of business, office and residential land uses. <br />3. Most desirable use: <br />The most desirable land use is low-intensity office, service, or single-family <br />residential. <br />4. Conservation oFproperty vetoes: <br />The surrounding property values should not be affected by the approval of this <br />rezoning. <br />~. Responsible development and growth: <br />It is responsible development and growth to allow a personal service business to <br />be located along a major thoroughfare. <br />Recomnaendatinn: <br />Based on information available prior to the public hearing, the staff recommends <br />that this petition be sent to the Common Council with a favorable <br />recommendation. <br />Analysis: <br />The conversion of a vacant office structure to a personal service business is <br />compatible with the mixed land uses within the area. It provides a transition zone <br />between the businesses to the southwest and the offices to the northeast, while <br />establishing a buffer zone protecting the southern residential neighborhood.
