Utilities: <br />The site is served by municipal water and sanitary sewer. <br />5 Criteria (per IC 36-7-4-603): <br />1. Comprehensive Plan: <br />Policy Plan: <br />Goal 2: Encourage the economic development of the county and its municipalities. <br />Objective A: Ensure that suitable. areas are available for future industrial development. <br />Policy iii: Heavy industrial uses should have frontal access to State highways and/or major <br />arterial streets. These uses will also have access to railroad lines. Topography shall have <br />less than 3% slope. Sites will have full access to municipal water, wastewater, and <br />sanitation services. <br />This petition is consistent with the Comprehensive Plan economic development policy. <br />Land Use Plan: <br />This area is not identified by the Land Use Plan for a specific land use. <br />2. Current conditions and character: <br />Currently, the area to be rezoned is vacant. The area to the east is mostly single-family houses. <br />3. Most desirable use: <br />The most desirable use would be fora "LI" Light Industrial use. <br />4. Conservation of property values: <br />The impact on surrounding residential property values should be minimized with property <br />landscaping. <br />5. Responsible development and growth: <br />It is responsible development and growth to locate light industrial uses adjacent to other industrial <br />uses and rail lines that are served by municipal water and sewer. <br />Recommendation: <br />Based on information available prior to the public hearing, the staff recommends that this petition <br />be sent to the Common Council with a favorable recommendation. <br />Analysis: <br />The rezoning is for the expansion of the Bosch facility. It is compatible with the adjacent <br />industrial land use.
