ORDINANCE NO. ~~3 "~~ <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE FOR PROPERTY <br />LOCATED AT 1201 WEST WASHINGTON STREET, COUNCiLMANIC <br />DISTRICT 2, IN THE CITY OF SOUTH BEND, INDIANA <br />STATEMENT OF PURPOSE AND INTENT <br />The property at 1201 West Washington Street is now zoned MU, Mixed Use, and <br />it is requested to rezone the property to SF 2 (Single Family 2). When the last <br />neighborhood rezoning took place, 1201 West Washington Street was a <br />combination of a single family home with an attached street front commercial <br />space. There are no remaining viable commercial structures located on the 1200 <br />block of West Washington Street today. South Bend Heritage Foundation <br />purchased 1201 West Washington Street with the intent of returning the property <br />to its original single family use. To date, the attached commercial storefront has <br />been removed and today the property is being substantially restored to single <br />family use. When renovations are complete, the property will be sold to an <br />income eligible low and/or moderate income homebuyer. <br />NOW THEREFORE BE IT ORDAINED by the Common Council of the City <br />of South Bend, Indiana as follows: <br />SECTION 1. Ordinance No. 9495-04, is amended, which ordinance is commonly <br />known as the Zoning Ordinance of the City of South Bend, Indiana, be and the <br />same hereby is amended in order that the zoning classification of the following <br />described real estate in the City of South Bend, St. Joseph County, State of <br />Indiana: <br />Lots Numbered Seven (7) and Eight (8) as shown on the recorded Plat of <br />Joseph Rockafeller's First Addition to the City of South Bend, St. Joseph County, <br />Indiana, excepting therefrom a strip of land Fifty (50) feet in width off of and from <br />the entire length of the West side of Lot Numbered Eight (8). <br />be and the same is hereby established as SF 2 (Single Family 2). <br />SECTION II.
