STAFF REPORT <br />George E. and Marv Lou Huston Revocable Trust 1733-96 <br />Location: 1827 East Ireland <br />Road <br />City of South Bend <br />September 9, 1996 <br />REQUESTED ACTION: The petitioners are requesting a zone change <br />from "A" Residential, "A" Height and Area to <br />"C" Commercial, "A° Height and Area to allow <br />the construction of a funeral home. <br />EXISTING LAND USE: The property contains a single family home. <br />SURROUNDING LAND USE AND ZONING: Located to the north are single family homes <br /> zoned "A" Residential, "A" Height and Area; to <br /> the east is a car wash zoned "C" Commercial, <br /> "C" Height and Area; to the south are offices <br /> zoned "O" Office and single family homes zoned <br /> "A" Residential, "A" Height and Area; and to <br /> the west are offices zoned "C-1" Commercial, <br /> "D" Height and Area. <br />ACCESS: Access to the site is from Ireland Road. <br />WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site. <br />DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br />SITE DATA: The total site to be rezoned is 2.5 acres. Of <br /> that, the buildings will occupy 9,001 square <br /> feet, or 9 percent of the site; the parking <br /> and drives will occupy .9 acres, or 37 percent <br /> of the site; and 1.3 acres or 54 percent of <br /> the site will remain as open space. <br />ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no <br /> public wells, wetlands, flood or environmental <br /> hazard areas are present. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: The City Engineer made the following comments: <br />t' Sanitary sewer and water are located in <br />'" Ireland Road, but the Engineering Department <br /> does not want Ireland Road cut. There is a 10 <br /> inch sewer in an easement to the west on the <br /> property owned by Memorial Hospital. The <br /> petitioners should try to acquire an easement <br /> to serve this property. <br />
