Zoning and land use history & trends: <br />To the east across Notre Dame Avenue is vacant property that will be developed for eight <br />townhouses and was zoned MU Mixed Use District with the effective date of the current zoning <br />map on May 7, 2004. The balance of the area was previously zoned B Residential, B Height and <br />Area Multi-family District. <br />Traffic and transportation considerations: <br />Notre Dame Avenue has two lanes with parking on both sides. Sorin Street has two lane with <br />parking on the south side. To the east, there are three single family houses and eight town houses proposed for <br />construction. To the north on Notre Dame Avenue there are three single family houses. <br />3. Most desirable use: <br />The most desirable land use for this property is either single family attached townhouses or single <br />family houses. <br />4. Conservation of property values: <br />The surrounding property values may be conserved or increased with the PUD Planned Unit <br />Development rezoning. <br />5.
