Patrick Matthews <br />52127 Fall Creek Drive <br />Granger, Indiana 46530 <br />574-315-9668 <br />To the Honorable Board, <br />The petitioned parcel is located at 1019, 1019-1 /2 and 1021 North St. Peter Street in South <br />Bend. The property is currently zoned SF2 Single Family and Two Family District. It contains one <br />house and one duplex house. The owner wishes to utilized all available space to construct a single <br />family residence on what is now vacant ground. The reconfiguring of lot lines will help redistribute <br />available space to create 3 more desirable lots for this area. In doing this a few violations to the <br />zoning ordinance will occur. To rectify this situation we ask the Board to grant the following: <br />Parcel 1 <br />A variance from the required 4000 sf lot area to 3892.77 sf; <br />A variance from the required 25' front yard setback to 12'; and <br />A variance from the required 5' side yard setback along the south property line to 4'. <br />Parcel 2 <br />A variance from the required 4000 sf lot area to 3897.42 sf. <br />Parcel 3 <br />A special exception use to allow a duplex house in SF2 Single family and Tv-ro family District; <br />A variance from the required 6000 sf lot area to 5417.99 sf; <br />A variance from the required 60' frontage to no frontage; and <br />A variance from the required 6' side yard setback to 1' along the north and south yards. <br />The approval of this variance will not be injurious to the public health, safety, morals and <br />general welfare of the community. We are simply creating new property lines that shall follow existing <br />topographic features of the site. The use and value of the area adjacent to the property included in <br />the variance will not be affected in a substantially adverse manner. No changes are occurring within <br />the current business operations and the existing house shall remain. The strict application ofi the <br />terms of the zoning ordinance and will result in practical difficulties in the use of the property by not <br />allowing the owners to benefit from the most applicable use of their property. <br />If there are any questions regarding the above, please contact our office at your earliest <br />convenience. <br />.Sincerely, <br />
