South Bend Redevelopment Commission <br />Regular Meeting –April 9, 2010 <br /> <br />property changing. Although none knows for <br />certain how this would play out we feel that <br />our value would decrease based on having <br />these ponds directly across from us. We are <br />also dealing with our bank about flood <br />insurance issues. Depending on how this <br />plays out and how it gets zoned our bank has <br />let us know that flood insurance may be <br />required for us. We did check with our <br />insurance agent and this would cost us to the <br />point that we would no longer be able to <br />afford our home. We are also concerned <br />about what this could do to our tax rate. This <br />is something I’ve not yet looked into, <br />however, it is just a concern of ours that <br />taxes could possibly go up with the new <br />development of the area. The third concern <br />that we have is crime and loitering. We <br />already have a small problem with crime in <br />the area. The bank has a situation that it gets <br />robbed frequently, and there have been some <br />other robberies in the area. We feel that <br />taking away these houses is just going to <br />create more places for criminals to seek <br />cover in and hide out. We also have a <br />problem with the homeless in the area. They <br />often sleep in the cemetery, and the cemetery <br />is located directly behind us. This is going to <br />draw more of that type of thing because we <br />are going to have another area that is not <br />residential, but just kind of…area. <br /> <br />The fourth concern that we have is the <br />upkeep of the new pond area. The amount of <br />trash that comes down Hawbaker from the <br />parking lot is just unbelievable, a large <br />amount. We are constantly picking up <br />wrappers, plastic bags, bank receipts, <br />McDonald’s cups, etc. As of now, we have <br />everyone working together to try to keep our <br />street clean. A big fear is once these houses <br />are gone there is going to be no one to pick <br /> 14 <br /> <br />
