South Bend Redevelopment Commission
Regular Meeting –March 5, 2010

6. NEW BUSINESS

D. Airport Economic Development Area

(1) continued…

Gorny Plaza was recently for sale, and would
be a target acquisition that could help with
the redevelopment of south Michigan Street,
including the Burke building at the northwest
corner of Garst and Michigan streets, Real
Services, or could allow for the redirection of
Dean Johnson Parkway to Main Street. This
property has long been identified as a
potential redevelopment site because of its
proximity to Ivy Tech and Ignition Park.

Estimated redevelopment cost for this
property, which includes three parcels, is
$500,000. This cost includes acquisition,
demolition, relocation, and professional
services.

Area 4: Airport Industrial Park, Phase 2
The City of South Bend and the St. Joseph
County Airport Authority have been working
together to coordinate infrastructure
improvements and parcel acquisition in this
area southeast of the airport complex. The
city was recently approached by this parcel’s
owner, indicating his interest in selling if an
agreement can be reached. This parcel is
between Maplewood and Sheridan, and
would allow Maplewood to be closed and
vacated adjacent to and north of this
property. The Commission currently owns
four properties in this block. This parcel
would be one of four currently not under
control.

Estimated redevelopment cost for this vacant
lot is $25,000, which includes acquisition
35
