Staff' Feels having options will enable better <br />negotiations, <br />These properties consist of <br />• Four parcels of the Sinco property on Sample and Ohio <br />Five parcels of the Enyart property on Sample and Ohio <br />• Three parcels of the Mason Heating & Air Conditioning property on <br />Sample and Ohio <br />® One vacant lot on Ohio <br />Dike last year's agreement, this would be a joint effort between the Commission <br />and Ivy Toch, with the Commission purchasing the properties and Ivy Tech doing <br />the interior work to turn these buildings into classrooms and / or storage areas. <br />Attached is a letter from Ivy Tech's Chancellor, detailing their plans for these <br />buildings if acquired. <br />Estimated redevelopment costs for this area are estimated to be $1.4 million, which <br />includes acquisition, relocation and professional services. <br />Gorny Plaza: "this plaza was recently listed for sale, and would be a target <br />acquisitions that could help with the redevelopment of south Michigan Street, <br />including the Burke building at the northwest corner of Garst and Michigan Streets, <br />Real Services; or could allow for the redirection of Dean Johnson Parkway to Main <br />Street. This property has long been identified as a potential redevelopment site <br />because of its proximity to Ivy "Tech and Ignition Park. <br />Estimated redevelopment costs for this property, which includes three parcels, is <br />$500,000. This cost includes acquisition, demolition, relocation and professional <br />services. <br />Area 4 Airport Industrial Park, Phase 2 <br />The City of South Bend and the St. Joseph County Airport Authority have been <br />working together to coordinate infrastructure improvements and parcel acquisition <br />in this area southeast of the airport complex. The City was recently approached by <br />this parcel's owner, indicating their interest in selling if an agreement can be <br />reached. This parcel is between Maplewood and Sheridan, and would allow <br />Maplewood to be closed and vacated adjacent and to the north of tbis property. The <br />Commission currently owns four properties in this block. This parcel would be one <br />of four currently not under control. <br />
