Gorny Plaza was recently for sale, and would be a target acquisition that could help <br />with the redevelopment of south Michigan Street, including the Burke building at the <br />northwest corner of Garst and Michigan streets, Real Services, or could allow for the <br />redirection of Dean Johnson Parkway to Main Street. This property has long been <br />identified as a potential redevelopment site because of its proximity to Ivy Tech and <br />Ignition Park. <br />Estimated redevelopment cost for this property, which includes three parcels, is <br />$500,000. This cost includes acquisition, demolition, relocation, and professional <br />services. <br />Area 4: Airport Industrial Park, Phase 2 <br />The City of South Bend and the St. Joseph County Airport Authority have been <br />working together to coordinate infrastructure improvements and parcel acquisition in <br />this area southeast of the airport complex. The City was recently approached by this <br />parcel's owner, indicating their interest in selling if an agreement can be reached. This <br />parcel is between Maplewood and Sheridan, and would allow Maplewood to be closed <br />and vacated adjacent and to the north of this property. The Commission currently <br />owns four properties in this block. This parcel would be one of four currently not under <br />control. <br />Estimated redevelopment cost for this vacant lot is $25,000, which includes acquisition <br />and professional services. <br />Staff requests your acceptance of this report, and to allow a Declaratory Resolution be <br />brought before the Commission to formally begin the process to allow the acquisition <br />of these properties. <br />What We Do Today Makes A Difference! <br />
