QUIT CLAIM DEED <br />THIS INDENTURE WITNESSETH THAT the City of South Bend, Indiana, by and through its Board <br />of Public Works (the "Grantor" or the "City") <br />CONVEYS AND QUIT CLAIMS TO the Department of Redevelopment of the City of South Bend, for <br />the use and benefit of the Department of Redevelopment, by and through its governing body, the <br />South Bend Redevelopment Commission, 1400 S. County -City Building, 227 W. Jefferson Boulevard, <br />South Bend, Indiana (the "Grantee") for and in consideration of One Dollar ($1.00) and other good and <br />valuable consideration, the receipt of which is hereby acknowledged, the following real estate in St. Joseph <br />County, Indiana (the "Property"): <br />A parcel of real estate located in the Northwest Quarter of Section 10, <br />Township 37 North, Range 2 East, in the City of South Bend, St. Joseph <br />County, Indiana, and more particularly described as follows: Beginning at <br />a point which is 30 feet North of the South line of the Northwest Quarter <br />of Section 10, Township 37 North, Range 2 East, and 20 feet West of the <br />East line of said Northwest Quarter of said Section 10, Township 37 North, <br />Range 2 East; thence North along the West line of Olive Street and parallel <br />with the East line of the Northwest Quarter of said Section 10, Township <br />37 North, Range 2 East, 444.1 feet; thence West parallel with the South <br />line of the Northwest Quarter of said Section 10, Township 37 North, <br />Range 2 East, 101.5 feet; thence South, parallel with the East line of the <br />Northwest Quarter of said Section 10, Township 37 North, Range 2 East, <br />444.1 feet to the North line of Western Avenue, which point is 30 feet <br />North of the South line of the Northwest Quarter of said Section 10, <br />Township 37 North, Range 2 East; thence East, parallel with the South line <br />of the Northwest Quarter of said Section 10, Township 37 North, Range 2 <br />East, 101.5 feet to the place of beginning, EXCEPTING THEREFROM a <br />pail of the Northwest Quarter of Section 10, Township 37 North, Range 2 <br />East, of the Second Principal Meridian, St. Joseph County, Indiana, being <br />more particularly described as follows: Beginning at the point of <br />intersection of the West right-of-way of Olive Street and the North right- <br />of-way of Western Avenue; thence North 00°02'32" East (basis of <br />bearings) on the West right-of-way of Olive Street, a distance of 10.85 <br />feet; thence South 45°06'50" West a distance of 8.22 feet; thence North <br />89°30'54" West a distance of 95.68 feet to the East line of a parcel of land <br />described in Deed Document No. 0545201; thence South 00°02'32" West <br />on said East line a distance of 5.00 feet to the North right-of-way of <br />Western Avenue; thence South 89°30'54" East on said North right-of-way <br />a distance of 101.50 feet to the point of beginning. <br />Commonly known as 2401 W.
