Page 1 <br />February 7, 2018 <br />SUPPLEMENTARY AMENDMENT #I <br />TO THE AIA B101-2017 AGREEMENT BETWEEN OWNER AND ARCHITECT BY AND BETWEEN: <br />CITY OF SOUTH BEND VENUES PARKS & ARTS and <br />GREGORY A. KIL & ASSOCIATES, INC. (d/b/a Kit Architecture/Ptanning) <br />Agreement Dated July 18, 2017 <br />Page 1, Project Description, Add the additional Paragraph description under the paragraph below the project <br />address at bottom of the page, as follows: <br />The Schematic Design Study dated January 12, 2018 will serve as the basis of the Detailed Design for the <br />renovation. This scope entails a "Renovation Option," of limited scope, since budget is limited. The Scope of <br />the base and alternates are as follows: <br />1. New Site work: <br />-Replace accessible wood ramp to main north entry with new more durable concrete ramp and metal <br />railing. <br />-Remove the west coal bin, infilI and pave <br />-Modify grade for storm drainage at east side of building and site to direct water away from building <br />-Address golf cart circulation: pick-up and drop-off <br />2. Exterior Architectural: <br />-New Roof and internal gutter repair/rework <br />-Exterior Painting and Siding repair <br />-Demolish existing deck (alternate to replace with smaller deck) <br />-Increase visibility of course from clubhouse where possible <br />3. Architectural Upgrades as follows: <br />-North Portico deck upgrade to provide an accessible route to the main entry doors <br />Main Level: <br />-Main level to be converted to banquet/gathering/event space <br />-Provide renovated HC Men/Women restroom <br />-Retain Concessions at East part of this level (no major changes, space to be retained as concession, <br />or as serving kitchen for caterers) <br />-Alternate to open up west fireplace for sitting area for lounge seating (Gas Log Set) <br />-Alternate to modify stair landing area at NE corner, this level, opening this access up <br />-Alternate to provide new exterior balcony at south side, south new stair access. If not, replace south <br />door with window. <br />Loft Levels: <br />-Retain as is for sitting area (West) and meeting room (East) <br />Lower Level: <br />-Modify east fireplace for sitting area for lounge seating (Gas Log Set) <br />-Starter/Pro Shop and limited concession room and window relocated to lower level west side, at former <br />boiler room. <br />-Provide new M/W restrooms at lower level <br />-Provide golf simulator space (as size (w x 1 x h geometry allow) <br />-Alternate for new bar and concessions at east portion of this level. <br />-Alternate for conference/meeting room <br />4. New mechanicals: <br />-Demolish older boiler system and replace with new HVAC systems throughout <br />-Provide all new restroom plumbing fixtures and systems <br />5. New Electrical; <br />-Provide new electrical service and distribution, including power and lighting <br />-Retain main historic lighting fixtures and re -lamp with LED <br />
