Mr. Gilot responded <br />that large arc welding operations could; steel <br />coils being moved. Mr. Inks noted that this <br />study should identify what kinds of uses <br />would be problematic. <br />Mr. Varner was concerned about a zoning <br />overlay that would inhibit growth of Steel <br />Warehouse, a consistently growing company <br />in South Bend. Mr. Gilot agreed that Steel <br />Warehouse growing to the west would not be <br />a problem. Its growing to the east could be a <br />problem for Ignition Park. <br />Mr. Alford questioned why a towing <br />company would be a problem. It doesn't <br />have the functions just mentioned= by Mr. <br />Gilot This company was discouraged from <br />locating near Ignition Park. Mr. Gilot <br />responded that the unsuitability of the towing <br />company was cosmetic, related to its storage <br />of salvage cars. The city will find a place for <br />this company in South Bend, but not right <br />next to our premier technology park. <br />Upon a motion by Mr. Downes, seconded by <br />Mr. Varner and unanimously carried, the <br />Commission accepted the proposal from The <br />Lakota Group for Area Land Use Planning <br />and Zoning Strategy for Ignition Park for the <br />scope of services and fee proposed. <br />17 <br />COMMISSION ACCEPTED THE PROPOSAL FROM <br />THE LAKOTA GROUP FOR AREA LAND USE <br />PLANNING AND ZONING STRATEGY FOR <br />IGNITION PARK FOR THE SCOPE OF SERVICES <br />AND FEE PROPOSED <br />
