South Bend Redevelopment Commission <br />Regular Meeting –January 15, 2010 <br /> <br />6. NEW BUSINESS (CONT.) <br /> <br />F. South Side Development Area <br /> <br />(1) continued… <br /> <br />pond and develop the site for commercial <br />development. The Erskine Plaza Pond <br />Project is an outgrowth of development and <br />infrastructure planning that will create a <br />development parcel on Miami Street south of <br />Ireland Road and help create new access into <br />Erskine Plaza. The project will also improve <br />the storm water management process in the <br />Ireland-Miami area and will reduce overflow <br />impacts on the existing storm water network <br />and the Erskine Park Golf Course. <br /> <br />The Erskine Plaza Pond Project started as a <br />concept to remove the two drainage ponds <br />within the Erskine Plaza commercial <br />development to create new development sites <br />and to relocate the storm water collection <br />ponds into a controlled sequence of ponds <br />and structures, through the Erskine Park Golf <br />Course. The economics of the project never <br />worked for the project but the need to create <br />new sites and to resolve drainage issues <br />persist. <br /> <br />The project consists of removing the existing <br />pond along Miami, reshaping and improving <br />the existing interior pond, and creating a new <br />pond at the southwest corner of Hawbaker <br />and High Streets. Overflow from the pond <br />will still be directed to the storm water <br />system and the golf course, but the need to <br />divert water should be minimized by the <br />improved pond percolation and design of the <br />systems. The reclaimed pond site will be <br />filled and could become space for two new <br />south side tenants. <br /> <br /> 5 <br /> <br />
