IGNITION PARK TECHNOLOGY AREA PROJECT APPROACH <br />CITY OF SOUTH BEND, INDIANA <br />PROJECT UNDERSTANDING <br />FEBRUARY 1, 2010 <br />The Lakota Group Team has developed the following project work scope for creating an Area Land Use <br />Planning and Zoning Strategy for Ignition Park in South Bend, Indiana. Our understanding is the City's and <br />Tech Park's goals and needs are to develop a first class nanotechnology business and research district, and <br />with that the necessary regulations, planning, design and zoning mechanisms that can be plugged into the City <br />Redevelopment Area needed to ensure its viability. In order to achieve these economic development goals <br />and maximize marketing potential for Ignition Park a greater study context should be considered, which <br />includes a slightly larger neighborhood area. Figure A (attached) highlights the project Study Area (blue) for <br />what is defined as the Ignition Park Technology Area (IPTA), which includes many related key catalytic sites <br />and opportunities. The following proposal further illustrates the process/ approach in three phases. <br />Study Areas <br />The Lakota Group Team understands that the Ignition Park Technology Area is generally defined and <br />bounded by the following streets: <br />❑ Walnut Street on the west <br />❑ Calvert/Bruce Streets on the south <br />❑ Michigan Street on the east <br />❑ Railroad tracks on the north <br />This Area generally includes the following uses, which will be part of the study and zoning strategy: <br />❑ Existing surrounding industrial uses <br />❑ New light industrial park off Chapin <br />❑ South Bend Municipal Services Campus <br />o Police Station <br />o Fire Station <br />• Public Works Facility <br />• Jail <br />❑ City Transportation Center <br />❑ Ivy Tech Community College Educational Campus (important adjacent use) <br />❑ Mixed Single - Family /Multi- Family neighborhoods <br />❑ Ancillary neighborhood support retail /commercial and service <br />❑ Major corridors located within the Study- Area: <br />• Sample Street <br />• Chapin Street /Prairie Avenue <br />o Indiana Avenue <br />o Main Street /Lafayette Boulevard <br />
