Our home is <br /> located within 300 feet of the property commonly described as 806 Howard Street, and we would like to <br /> express our opposition to the proposed expansion and change of use identified in a recently-filed zoning <br /> petition. We ask that you please share our concerns with the Board of Zoning Appeals. <br /> Upon receiving the"Notice to Adjacent Property Owners"we were shocked to see the number of variances <br /> requested by Alliance Architects, wondering if the company plans to adhere to any of the requirements that are <br /> currently in place. We are hopeful that their petitions will not be granted, since zoning laws exist for a reason. <br /> And while we realize that the property is zoned for office use(which is unfortunate),this neighborhood is now <br /> primarily residential. However, if an office is to occupy 806 Howard Street, we would like to see these office <br /> builders being held to even higher standards than home builders, since an office will create a lot more traffic, <br /> with employees and clients using up a lot of residential parking spaces. <br /> A few concerns: <br /> 1. ,."The proposed use will not be injurious to the public health, safety, comfort, community moral standards, <br /> convenience or general welfare." <br /> Concern: The reduction in required parking spaces from 35 to 4 would mean that 31 cars may need to park in <br /> the area streets.Not only will this reduce parking available for Kelly Park, it will reduce visibility of children <br /> potentially crossing the street to use the Park or otherwise. This is definitely a public safety concern. It is also a <br /> convenience concern, for it will be more difficult for those visiting homes in the neighborhood to find parking. <br /> In addition,the community wants this to be a family friendly neighborhood, and an office does not fit that <br /> standard. <br /> 2. ,.The owner's petition says the added residential use is "compatible with surrounding land uses". <br /> i <br />
