4 <br />Recommendation: <br />Based on information available prior to the public hearing, staff recommends that the Area Plan <br />Commission send this to the Common Council with a favorable recommendation subject to <br />written commitments limiting the number of condominium/townhouse units to 28 and requiring <br />20' sideyard setbacks for the development. <br />Analysis: <br />Most of the t~vo-acre site is presentiy zoned "MF 1 ". The River Park Preservation and <br />Improvement Plan (1997) notes that the decreased rate of homeownership in a neighborhood is an <br />important trend. The existing and expanded "MF1" zoning designation fits well into the <br />surrounding area, with written commitments from the petitioner stating that the property will be <br />limited to 28 condominiums/townhouses as proposed, and requiring 20' sideyard setbacks as <br />previously stated by the petitioner.
