10. Green Principals <br />a. Site and Building Design and Construction <br />(1) Create new vegetated infiltration basin (.5 acre) adjacent to the <br />exiting ravine located in Area 7. Utilize native Plant materials around <br />basin. <br />(2) Preserve 6.5 acre vegetated infiltration ravine. <br />(3) Incorporate infiltration planters alongside buildings and as sidewalk <br />furniture. <br />(4) Plant over 220 new trees as well as additional shrubs, groundcover <br />and turf in street right-of-ways (subject to City approval) and parking <br />lots to lower ground temperature. <br />(5) Provide three Green Roof Gardens as part of the mixed use buildings <br />and one green roof garden on the full service hotel. <br />(6) Incorporate native prairie plants and drip irrigation to reduce <br />maintenance and water usage. <br />b. Building Operation of Retail, Office and Common Areas <br />(1) Endeavor to use environmentally friendly, or USG BC preferred <br />cleaning products <br />(2) Integrate organic herbicides and fertilizes into ongoing landscaping <br />maintenance activities <br />(3) Endeavor to utilize low-energy florescent light <br />(4) Endeavor to utilize motion sensors for light fixtures in office areas <br />(5) Endeavor to utilize photocells to control exterior light fixtures where <br />possible <br />(6) Endeavor to develop and implement a recycling program for all <br />commercial uses in the development <br />(7) Utilize non-CFC based refrigerants in all central base building <br />mechanical systems <br />(8) Utilize battery-powered transportation equipment where possible for <br />maintenance and building management staff to travel in and around <br />the site <br />
