Eddy Street Commons Planned Unit Development <br />(1) Building Height -the maximum building height of a full service hotel shall not <br />exceed nine (9) stories; the maximum building height of a limited service hotel <br />shall not exceed six (6) stories. <br />(2) Parking -Off-street parking shall be located in a Shared Parking facility <br />authorized in Area 3 -Shared Parking, below. <br />(3) Fire Suppression -Any hotel building shall be equipped with an automatic <br />sprinkler system. <br />3. Area 3 -Shared Parking. <br />Intent: The Shared Parking facilities permitted within this Area 3 are intended to provide a <br />common parking facility to meet the parking requirement for Area 1-Retail /Office / <br />Multifamily, Area 2 -Hotels /Conference Center and Area 4 -Office /Residential Flats. The <br />design of the Shared Parking facilities and their location at the center of Eddy Street Commons <br />is intended to limit the views of the Shared Parking facilities from all surrounding <br />developments and to enhance the appearance and feeling of Eddy Street Commons as a <br />pedestrian oriented development. See attached Conceptual Off-Street Parking and Loading <br />Plan. This section supercedes the provisions of Section 21-07.04 (c) -Location of Parking <br />Areas of the South Bend Zoning Ordinance. <br />a. Permitted Uses. <br />(1) Surface parking lot. <br />(2) Parking Garage. <br />b. Development Standards. <br />Any surface parking lot or parking garage development within Area 3 -Shared Parking <br />shall comply with the following standards: <br />(1) Design and Layout -The design and layout of all off-street parking areas shall <br />be in compliance with the Section 21-07.04 (d) -Design and Construction of <br />Off-Street Parking Areas of the South Bend Zoning Ordinance. <br />(2) Minimum Lot Width and Frontage -there shall be no minimum lot width or <br />frontage requirement on a public street for any surface parking lot or parking <br />garage. <br />(3) Yards and Building Setbacks -The minimum front, side or rear yard and <br />building setback shall be zero (0) feet from the lot line. <br />4 of 24 <br />BDDBOI 4715241v10 Exhibit A <br />
