Agreement, Manager shall arrange for the making or installing, at Owner's expense and <br />in the name of Owner, of such alterations, repairs, modifications, or replacements of <br />furnishings or equipment at the Golf Course, as Manager and Owner deem reasonably <br />necessary. Manager shall not, however, make any changes or modifications to either the <br />general layout of the Golf Course or any of the buildings, structures, or fixtures located at <br />the Golf Course without express and explicit prior written consent of Owner. <br />10.3 Structural and System Maintenance. Manager shall be responsible for <br />contracting for or performing maintenance of all structural components of the Golf <br />Course and all heating, ventilating, air conditioning, plumbing and electrical systems, in <br />accordance with the Annual Plan and Budget. <br />10.4 Operation of Heating and Air Conditioning Systems. Manager shall train <br />appropriate staff to regulate the heating and air conditioning systems properly. Manager <br />shall be responsible for contracting for or performing maintenance on the heating and <br />electrical systems in accordance with the Annual Plan and Budget. <br />10.5 Site Maintenance. In addition to the Course maintenance, Manager shall <br />be responsible for all maintenance of the remainder of the grounds and landscaping at the <br />Golf Course, with Owner responsible for expenses associated with same, as provided in <br />the Annual Plan and Budget. <br />10.6 Capital Expenditures. Owner agrees to expend such budgeted amounts for <br />capital items as shall be required, and as are otherwise available for such purpose, in <br />Owner's sole discretion, in the ordinary course of operation of the Golf Course in order to <br />allow for the operation of the Golf Course in accordance with Owner's recommended <br />standards. Manager shall make recommendations to Owner regarding the expenditure of <br />funds budget for capital items and, if requested by Owner, supervise the installation of <br />such capital items. <br />CF('TTfIN 11 <br />11TTT TTTFC <br />11.1 Water and Sewage Service. The Owner shall provide hook up to the Golf <br />Course for all water and sewage service required for the operation of the Golf Course <br />during the term of this Management Agreement. <br />11.2 Utilities. The Owner shall provide hook up for the Golf Course for all <br />electrical and gas service required for the operation of the Golf Course during the term of <br />this Management Agreement. <br />11.3 Light Bulb Replacement. The Manager shall be responsible for all light <br />bulb replacement at the Golf Course during the term of this Management Agreement, at <br />Owner's expense. <br />-20- <br />
