PETITION 1-0 AREA BOARD OF ZONING APPEALS FOR SPECIAL EXCEPTION <br /> SPECIAL EXCEPTION <br /> Seekinu: <br /> Special Exception to allow a Community Center in a "SF2" District. In addition, this project <br /> is seeking a variance approval to allow for a reduction of parking from the approximate 273 <br /> parking spaces to a parking count of 116 spaces, which includes both existing and new <br /> parking spaces. Additional parking needs are met through the use of on-street parking. <br /> REASON FOR REQUEST(S) <br /> When the building was originally construction and when a new building addition was <br /> constructed in 1997 the property was zoned Commercial. In 2004 the property was rezoned <br /> as "SF2"which then reclassified the existing building as a non-conforming use. <br /> APPROVAL STANDARDS <br /> 1. The approval will not be injurious to the public health, safety, morals and general welfare of the <br /> community because: <br /> the project consists of existing building renovations and an addition to better serve the <br /> community by providing additional programming space. <br /> 2. The proposed use will not injure or adversely affect the use of the adjacent area or property values <br /> therein because: <br /> the project consists of the renovation and addition to an existing community building. <br /> 3. The proposed use will be consistent with the character of the district in which is located and the land <br /> uses authorized therein because: <br /> the project will enhance an already existing community recreation facility <br /> 4.
