zoned CB, Community Business District. Based on the information available prior to the public hearing, <br /> the staff recommends the rezoning petition be sent to the Common Council with a favorable <br /> recommendation. Rezoning this site to CB, Community Business District, will allow for the reuse of an <br /> existing commercial property in a manner consistent with the comprehensive plan. <br /> Committee Chair Davis opened the floor to questions from the Committee or Council for the petitioner. <br /> Committeemember Jo M. Broden asked, Could someone please highlight the recommendations that <br /> were given from the Department of Community Investment? <br /> Angela Smith, Area Plan Commission with offices on the 11th floor of the County-City Building, stated, <br /> The petitioner can address those. The plan does provide for a bike rack. All the variances and <br /> development standards will be handled through the Area Board of Zoning Appeals so some of the <br /> landscaping may be addressed there. <br /> Committeemember Gavin Ferlic stated, So it looks like this isn't just using the old K-mart Building, this <br /> actually is a demolition and a rebuild. <br /> Rodney Wekkin, Menards Inc. with offices at 5101 Menards Drive in Eau Claire, WI, stated, Some of <br /> the buffering and additional landscaping will be on the northeast side of the site. We've put in several <br /> additional shade trees as well. <br /> Committeemember Broden asked, Is there sidewalk access? <br /> Mr. Wekkin replied, Yes and, as mentioned,there are bike racks in front of the store. <br /> Councilmember Karen White asked, What are your plans with your old site and how many employees <br /> will be retained? <br /> Mr. Wekkin replied, We will try to retain all of the employees. If there is any delay with the closing of <br /> the old one (1) and the opening of the new one (1), we will try and have them work at a nearby Menards <br /> until the project is complete. We do own the property there and it is not yet determined what we will do <br /> with the site. We've tried to use it for storage but we will most likely market it for sale for another user <br /> there. <br /> Committeemember Broden asked, The total site area on the petition says five point four(5.4) acres on <br /> the petition and then on the staff report it says four point one(4.1), why is there a difference? <br /> Ms. Smith stated, It is probably closer to the five point four(5.4) number. Because their property <br /> incorporates some vacated rights of way, it is hard to determine the exact number. <br /> Committee Chair Davis then opened the floor to members of the public wishing to speak in favor of or <br /> in opposition to the legislation. There were none. He then turned the floor back to the Committee for <br /> further comments or main motions. <br /> 2 <br />
