THE PROPOSED USE WILL NOT BE INJURIOUS TO THE PUBLIC HEALTH,SAFETY, COMFORT, <br /> COMMUNITY MORAL STANDARDS,CONVENIENCE OR GENERAL WELFARE BECAUSE: <br /> With the appropriate commitments written commitments, the proposed use should not impact public health, <br /> safety or general welfare of the community. <br /> 2. THE PROPOSED USE WILL NOT INJURE OR ADVERSELY AFFECT THE USE OF THE ADJACENT AREA <br /> OR PROPERTY VALUES THEREIN BECAUSE: <br /> Approval should not affect the use or value of adjacent properties, provided that the written commitments <br /> are fully executed. The site has been a long standing business in operation for many years.
