AIA B101-2007 Standard Form of Agreement Between Owner and Architect - Howard Park Reconstruction - <br />June 27, 2017. <br />Attachment "B„ <br />Initial Basic Services <br />The Architect's Initial Basic Services consist of the Program Validation Phase and Schematic Design Phase <br />as described below. <br />Article 13.2.3 <br />PROGRAM VALIDATION PHASE <br />1. Prior to initiating the Schematic Design Phase the Architect shall first consult in detail with the Owner, <br />and shall carefully examine any information provided by the Owner concerning the Owner's <br />objectives, concepts, desires and requirements, including but not limited to any design, construction, <br />scheduling, site, space, special equipment, systems, budgetary or operational Project constraints and <br />criteria. The Architect shall conduct with the Owner, scheduled workshops (3 total) in order to <br />ascertain all Project requirements. Following the workshops, the Architect shall prepare and submit <br />to the Owner a Preliminary Report detailing the Architect's understanding of the Owner's objectives, <br />concepts, desires and requirements and identifying any design, construction, scheduling, budgetary, <br />operational, or other problems or recommendations which may result. The Preliminary Report of the <br />Architect shall also include proposed solutions, if appropriate, addressing each of design elements <br />(see Project Description - Attachment "A"). <br />2. The Architect shall work directly with the Owner to develop a space program for this Project. The <br />space program shall consist of a list of rooms and spaces proposed for the new building, the <br />assignable floor area proposed for each room or space, and a conceptual floor plan drawing of each <br />assignable room or space. The Architect shall propose a factor to convert assignable floor area to <br />gross building floor area. <br />3. The Architect shall work with the Owner and the Owner's planning consultant. The Architect shall <br />consider all relevant design factors such as utilities, road, drives, parking, cost and budget, time and <br />schedule, setbacks, and the context surrounding the site. The Architect shall prepare and present <br />to the Owner all such site analysis. <br />4. The Architect shall prepare and submit a Preliminary Construction Cost Model based upon its <br />documented design assumptions discussed with and agreed to by the Owner. The Architect shall <br />also work with the Owner and Contractor to prepare a total Project Cost Model. <br />5. The Architect shall work with the Owner to develop a mutually agreeable schedule for the execution <br />of the subsequent phases of the Project herein described. <br />SCHEMATIC DESIGN PHASE <br />Refer to Article 3 - 3.2 SCHEMATIC DESIGN SERVICES <br />Based on the Owner's approval of the Initial Basic Services, and on the Owner's authorization of any <br />adjustments in the Project requirements and the budget for the cost of the work, the Architect shall submit <br />to the Owner an Amendment to this Agreement for the remaining Basic Services, including Design <br />Development Phase, Construction Document Phase, Bidding Phase, and Construction Phase Services. <br />Based on the Owner's approval of the Amendment, the Architect shall proceed with the remaining Basic <br />Services. <br />
