6. Sinks.to be removed from plumbing contractors scope of work, as it is typical for the granite supplier to
provide the sinks with the countertop package.
7. Remove all the electric strikes callouts at locations that do not have Card Readers; remove electric strikes at
future retail doors. Current drawings have far too many electric strikes called out where no card reader access
is required.
S. Card reader locations to be reviewed and reduced where possible,
9. Clarification to be provided on underground conduit from building 3-4 knuckle to get outside of building
10. Underground conduit only to be provided to South Bend Cubs maintenance building, all other work to be a
tenant improvement cost.
11. Ductwork layout to be updated so that trunk lines can be shared to reduce the overall amount of ductwork
required on the project.
12. Ductwork drawings to allow for use of flex duct & duct board, lower cost ducting materials.
13. All MEP work related to fire suppression to be clearly identified and excluded from the scope of work. The fire
suppression contractor will be responsible for performing this work.
14. TWG is requesting that the maintenance bond requirements be removed for those contractors submitting a
bid on the MEP trades to be opened on June 6, 2017. A number of contractors have voiced cost concerns
regarding the City of South Bend's bonding requirements, and such requirements have increased contractor
costs making it not feasible for them to bid on this Project. It is expected that removal of the maintenance
bond will increase the number of responsive bidders.
Thank you for your consideration of this letter, and please advise if you wish to discuss this Project further.
TWG Development, LLC
333 N.
