PETITION TO AREA BOARD OF ZONING APPEALS FOR SPECIAL EXCEPTION <br />SPECIAL EXCEPTION <br />Seeking: <br />a special exception to allow temporary vehicles sale in a CB zone. <br />REASON FOR REQUEST(S) <br />Auto Park South Bend would like to hold a temporary 5 day sales event. <br />APPROVAL STANDARDS <br />The approval will not be injurious to the public health, safety, morals and general welfare of the <br />community because: <br />Auto Park South Bend was formerly Tim Martin US 31 Auto Sales. Tim Martin did <br />events twice in 2015 (8/11 -8/15 & 9/22 -9/26) and we had no complaints. Also, 97% of <br />the vehicles sold were to South Bend residents. <br />2. The proposed use will not injure or adversely affect the use of the adjacent area or property values <br />therein because: <br />Walmart sees approximately a 4% increase in sales while our event is going on due to <br />the advertising that the dealership does. It is my belief that the other local businesses <br />will actually benefit from the additional traffic. <br />3. The proposed use will be consistent with the character of the district in which is located and the land <br />uses authorized therein because: <br />Motor Vehicle Sales are permitted in a commercial zone for a permanent business. <br />The proposed use is compatible with the recommendations of the City of South Bend Comprehensive <br />Plan because: <br />Our event promotes growth of local businesses. <br />P IC NT SI ATURE <br />Nance <br />Date <br />
